The average build time for a custom home in Monroe County is about 9–12 months, depending on your home’s complexity, permitting, and weather. We keep our customers up to date throughout the process.

All new homes require building and zoning permits. Depending on the lot, township, community, and state, you could need additional permits — well, septic, development, sewer and water connection, NPDES or grading permits for water quality. RGB handles permitting for you and will walk you through every requirement.

Potential hidden costs vary. RGB does its best to address possible allowances or change orders up front. Common items include water retention berms, land surveying, closing costs, construction permits, weather-related items, fill and proper grading, and selection upgrades.

Portfolio homes are predesigned plans that are ready to go (and easy to adjust). Custom homes let you personalize every detail.

Very. You can adjust the original plan as much as you’d like. Modifying the plan can affect the price depending on the changes.

RGB has helped hundreds of customers pick the right lot. You can either pick the house first and find a lot that works with it, or have a piece of property and choose a plan that fits the land.

Once you sign the build contract, you’ll choose all selections, finishes, and upgrades with our Design Center Manager in our in-office Design Center.

All RGB homes follow the most up-to-date codes and efficiency standards. We use zip board and tape, for example, to keep the house tight and sealed from air leakage.

— During Construction

Before construction begins, we walk through plans, plot plan, and selections together to confirm. If you want a change later, we’ll evaluate whether it’s early enough — and if so, we’ll write up a change order with the cost and have you sign off.

You’ll have a dedicated point of contact, typically your Project Manager, with regular updates via a client portal, scheduled meetings, and photos.

— After the Build

RGB offers a 90-day and 1-year RGB Builder warranty where we return to take care of items you’ve listed. We also include a 12-year third-party written warranty through Residential Warranty Company (RWC) with every home.

Before closing, we conduct a detailed, guided walkthrough with you to familiarize you with every aspect of your new home and address any final touch-ups. We ensure you are completely satisfied before handing over the keys.
